Repointing a historic Omaha home with modern portland cement mortar is the most common way older brickwork gets ruined. What Makes Dundee and Benson Brick Different
Much of the brick in Omaha's older neighborhoods was fired locally and fired unevenly by modern standards. Softer, more porous brick was normal, and builders paired it with lime-based mortar on purpose. The mortar was meant to be the sacrificial part of the wall. When the building settled, when the ground heaved, when water got in and froze, the mortar cracked, crumbled, and gave way first. That was the design working correctly. Mortar is replaceable. Brick is not.
Modern brick is denser and harder, and modern portland cement mortar is matched to it. Put that same mortar into a wall built with soft brick and you invert the relationship. The joints become the strongest part of the assembly, so every bit of movement and every freeze-thaw cycle transfers into the brick face instead. The face spalls, pops, and flakes off. Once a brick loses its fired outer skin, the soft interior absorbs water freely and the deterioration speeds up.
The Hardness Problem in Practice
Homeowners usually find us a few years after a well-meaning repointing job. The wall looks tidy from the sidewalk, joints neat and uniform, but the brick faces around those joints are crumbling. Sometimes it is a whole elevation, more often it is the wall that takes the weather or the section closest to grade.
Omaha makes this worse than it would be in a milder climate. We run through a heavy number of freeze-thaw cycles every winter, and each one is a chance for trapped water to expand inside masonry. Hard mortar also traps moisture in the wall rather than letting it wick out through the joints, so water that gets in behind the brick has to leave somewhere. It leaves through the brick face. That is why the damage pattern from bad repointing looks like a moisture problem even when the roof and gutters are fine.
The fix is not complicated in principle. It is exacting in execution. The replacement mortar has to be softer than the brick it sits against, permeable enough to let the wall dry, and mixed to match what was originally there.
Reading a Historic Wall Before Touching It
Joint condition
We look at how deep the erosion runs. Surface weathering on a lime joint is normal and does not always need work. When joints have receded past roughly the depth of the joint width, or when you can push a key into them, water is reaching the interior of the wall and repointing is warranted.
Brick face condition
Spalled, popped, or delaminating faces tell us something in the system is wrong beyond the joints. We want to know whether the cause is previous hard repointing, a failed chimney crown, a downspout emptying against the wall, or grade that has crept up over the years. Repointing over an unresolved water source just resets the clock.
Where the water is coming from
This is the part that gets skipped. Before any joint work, we trace the water. Roof edges, flashing, gutters, window sills, chimney crowns, and grade all put water into masonry, and masonry is very good at moving that water sideways to somewhere it becomes visible. Fixing the joint without fixing the source is a temporary repair sold as a permanent one.
How We Repoint Historic Brick
Cutting out the old joint
Old mortar comes out by hand where the brick is soft. Aggressive grinders are fast and they chew the brick edges, which permanently widens the joint line and changes how the wall reads. On a historic elevation that damage is not recoverable. We cut to a consistent depth so the new mortar has enough purchase to bond and stay.
Matching the mortar
Color, texture, and aggregate all come into it, and so does strength. We match the sand, because sand is what gives historic mortar its color and grain. A joint that is the right hardness but the wrong color reads as a repair from across the street. A joint that is the right color and the wrong hardness quietly destroys the wall. Both need to be right.
Tooling the joint profile
Historic Omaha buildings show a range of joint profiles, and the profile affects both appearance and how the wall sheds water. We tool the new work to match the original rather than defaulting to whatever is quickest. On a wall where only a section is being repointed, matching the profile is what keeps the repair from announcing itself.
Where individual brick has failed past saving, we replace it with salvaged or closely matched units rather than the nearest modern equivalent. This is closely related to the brick repair work we do on newer homes, but the tolerances and the material choices are different.
Cleaning Without Wrecking the Face
Sandblasting an old brick building removes the fired skin that makes the brick weather resistant. It looks dramatic and clean the week it is done, and it shortens the life of the wall considerably. High-pressure washing does a milder version of the same thing and drives water deep into the assembly on the way.
Gentle methods take longer. That is the tradeoff, and on a building worth restoring it is the right one. If someone quotes you a fast, cheap cleaning on century-old brick, ask specifically what method they intend to use before you agree to anything.
Where Old Masonry Fails First
Chimneys top the list. They are exposed on all four sides, they sit above the roofline with no protection, and their crowns crack and let water straight down into the stack. Most of the chimney repair work we do on older homes starts with water that entered at the crown years earlier.
Parapet walls and anything above the roof plane come next, for the same reason. Then porch piers and steps, which take splash and are close to grade. Then the base of walls where soil has built up over decades and put brick in permanent contact with damp earth.
If your home is newer and the issue is joint erosion rather than historic material, standard tuckpointing is a more straightforward job. The methodology on this page is specific to soft historic brick, where the wrong material choice does lasting harm.

How do I know if my home has soft historic brick?
Age is the first clue. Homes built before roughly the 1930s in Omaha commonly used softer brick and lime mortar. Beyond that, look at the existing joints and the brick face. Original lime mortar is noticeably softer than the brick and can often be scratched with a key, while the brick stays intact.
Can historic brick be repointed in sections?
Yes, and often it should be. There is no reason to repoint sound joints. Mortar needs reasonable temperatures to cure properly, so the warmer stretch of the year is the working window for most exterior joint work.
