Nebraska freeze-thaw is the engine behind most brick damage here. Water gets into a wall through failed joints, bad caps, or ground splash, then freezes and expands. Soft-fired brick on older Omaha homes takes it worst, which is why spalling shows up so often on pre-war houses in neighborhoods like Dundee, Benson, and Field Club.
The other repeat offender is steel. Lintels over openings rust, swell, and lift the brickwork above them, which is where those clean horizontal cracks above windows come from. Replacing the steel and rebuilding the courses above it is routine work for us, and it stops a crack that would otherwise keep growing every winter.
That is spalling. The brick is absorbing water that freezes and pops the face off. Common causes are failed mortar joints, bad caps or sills letting water in above, and sealed brick that cannot dry out. We fix the moisture path first, then replace the damaged brick.
